Finding a deal that works is key

The distance between a patch of undeveloped land and a state-of-the-art recreation complex is microscopic in the mind of a visionary.
Thanks to months of work by a small group of determined recreation leaders, a rough piece of land along U.S. 61 South may soon become the recreation complex that has been mulled for generations.
And the plan may come together because all of the aspects “work” with one another.
Developers who own the land have offered to donate approximately 50 acres and offer for sale another 50 acres at $5,000 an acre — which seems a fair price.
The deal works for a couple of reasons.
First, such a recreation complex needs a fairly large piece of property. Good access is a plus, too.
The site has both.
Developers will benefit from the deal if the recreation complex comes to fruition. Their land would become more valuable to retailers who would have a steady stream of motorists passing by, going back and forth from the complex.
While in the early stages, the visionaries behind this latest recreation complex effort see some promise both in terms of the site and what it could become.
Time will tell if the community will support the recreation plan once it’s fully “cooked” and ready to be served to the public.
Until then, the much-discussed field of dreams certainly seems like a growing reality.
